Bank Inspections

From details required to close out a project and construction loan, to warranty certification, lien waivers and contractor requests for payment, InVision AdVisors guides each of these critical elements with the expertise gained over successfully completed projects numbering in the hundreds.

InVision AdVisors’ starting point is a thorough review of plan and cost documents: contracts, drawings, engineering reports, schedules and budgets. Studying these documents through the lens of experience and taking into consideration unique details, InVision AdVisors provides analytical recommendations regarding project solvency and risks associated with financing the project or phase under consideration.

InVision AdVisors offers peer review services of construction drawings and projects, and collaborates with architects, engineers and consultants as required. InVision AdVisors’ inspectors develop a relationship with the architect and contractor and remain accessible, providing third-party opinions, best practices review and informal oversight on the project. 

InVision AdVisors’ in-depth monthly site reports contain unique information not typically found in bank inspections, including site security, manpower on site, outstanding drawings and Requests for Information, with schedule/cost comparative analysis.

As the Architect of Record’s liaison to owners, developers, consultants, contractors and government review officials, Mr. Pierson was responsible for the administration of approximately a quarter billion dollars in construction costs for Independent Senior Living, Assisted Living and Memory Care communities and Skilled Nursing and Rehabilitation facilities throughout Florida and in California.

In this essential role, Mr. Pierson assured the successful realization of the design intent in coordinating the construction phase work of licensed project professionals with a range of consultants. Performing regular, frequent on-site project reviews during construction, from site initiation to occupancy, Mr. Pierson monitored and reported on the full scope and schedule of construction.

Mr. Pierson represented and provided professional interpretation of the Contract for Construction, including Construction Document Drawings and Specifications, providing an accurate understanding of the relevant Life Safety and Code issues. He directed the review and response to contractors’ and sub-contractors’ requests for information, submittals, shop drawings, performance tests and material mock-ups.

During the course of construction, Mr. Pierson identified and communicated opportunities for improvements and efficiencies to further the development of best practices in project programming, design and construction documentation; and guided the process of resolution of conflicts and construction issues as they arose.

In consultation with owner and lender representatives, Mr. Pierson evaluated and approved appropriate payments to contractors for completed construction and for approved modifications to the scope of work.

Mr. Pierson performed intermediate and final reviews and reports of work in place, drafted, distributed and monitored completion of Punch Lists, and processed requests for Final Payments. Directing and managing the project close-out process and warranty period, Mr. Pierson documented the performance of the building for a full year following construction.

Mr. Pierson brought essential skills and values to enhance project teamwork and built consensus toward mutual goals to provide pride and satisfaction in performance.

Shawn Glen Pierson Design committed to bringing inspired and exceptional design to each client through a collaborative process that integrated the talents and vision of a team of dedicated professionals to bring a holistic response to each design inquiry. This process welcomed, drew upon and engaged with engineering, landscape, lighting, graphics, the digital arts and design-led disciplines as suggested and informed by each project.

Mr. Pierson’s teamwork approach provided efficiency for the client and seamless continuity for the project.

Mr. Pierson’s work embodies his appreciation and higher awareness of the newest technologies and of our relationship to the environment. His definition of “sustainable” in a project is not just energy efficient, but energy wise.

Throughout his career, from early “moonlighting” to recent explorations in design theory, sustainability issues and technological innovation, Mr. Pierson has built a portfolio of quality work individually as well as in consultation with leading design, interior design, design-build and development firms.

As a senior designer in this small residential-only architectural firm, Mr. Pierson utilized the skills of only the finest area builders to help create one-of-a-kind, highly crafted custom homes for sophisticated and discriminating clients. The firm was committed to early integration of state-of-the-art computer “virtual building” applications, enabling advanced three-dimensional modeling studies and presentations throughout the design process.

1998 - 2000

Duane Cahill Mullineaux & Mullineaux / Gaithersburg MD

With this firm having over a half century of continuous experience specializing in the design of religious and educational buildings, Mr. Pierson was an integral part of the design team for Christian churches and school buildings and responsible for supervising the construction of significant public school projects throughout Maryland and Virginia. As staff architect, Mr. Pierson’s primary additional individual initiative was development of a proposed integrated approach to best practices and office modernization to encompass all firm processes.

1989 - 1991

Mr. Pierson served as in-house designer and project manager for a developer of very high-end speculative and custom residential projects, in which the firm offered uncompromised quality of materials and craftsmanship; and of inner-city developments in new and historic buildings.

With this mid-size environmental design and corporate interiors office, Mr. Pierson gained valuable experience in the vocabulary and palette of commercial interior design. While benefiting from the firm’s industry leadership and early advocacy of computer technology in a design practice, Mr. Pierson also studied the firm’s disciplined approach to the business of running an efficient and highly productive studio.

1983 - 1987

Richard Ridley + Associates / Washington DC

RR+A established itself as one of the most well-known and highly respected small firms in the Nation’s Capital throughout the 1980’s, providing a full range of Urban Design, Architecture and Interior Design professional services while demonstrating a sustained commitment to community-responsive, socially responsible pro-bono work that Mr. Pierson continues today.

From Intern to Senior Associate in this boutique, design-intensive firm creating residential, adaptive re-use, mixed-use and historic preservation work and well as commercial, retail and office projects, Mr. Pierson received a solid hands-on foundation in all aspects of the practice and process of design.

In his final year at the firm, Mr. Pierson took over the day-to-day firm management, as the firm principal engaged in a post-graduate Loeb Fellowship at the Harvard Graduate School of Design in Cambridge.
